Why pick a professional appraiser?
- Don’t believe what you see on TV! Professional-quality appraisals can’t be done in 10 minutes or less and they’re not free. Like any other profession, you get what you pay for.
- Avoid appraisers offering email insurance appraisals for $ 19.95 or certified online appraisals for $ 49. Neither will pass any scrutiny. Hypothetical and Extraordinary Assumption appraisals are allowed under USPAP 2008-2009 Standard 8 guidelines in certain circumstances when the item is unavailable for inspection, however only a professional appraiser with have the skills necessary for proper application of these standards.
- Avoid appraisal companies stating that they are AAA. RICS or ASA, only an individual can be certified and accredited with the designation of ASA. MRICS or AAA.
- Confirm the appraiser’s credentials. Call the American Society of Appraisers (ASA) at (800) 272-8258; the Appraisers Association of America (AAA) at (212) 889-5404 or the Royal Institution of Chartered Surveyors (RICS ) at (212) 847-7400. Report those who are misrepresenting themselves.
Accredited ASA, RICS or AAA appraisers give you the most accurate appraisal because they take the time to research what they’re appraising and its market value.
